Client's requirements
AFI Europe is a real estate development and investment company, focusing on large scale commercial and residential projects. They set out to create an outstanding office building to a high environmental standard, incorporating sustainable and green solutions into the design. The aim has been set for V.Offices to become a landmark multi-use building in Krakow that will strengthen the AFI Europe brand.
Completed in 2019, V.Offices provides 24,700m2 of high quality leasable areas, distributed across six above ground storeys. The building houses a canteen, health care facility, shops, café and a nursery.
Our contribution
We were appointed as project and cost managers for both the execution of the building and of the landlord led fit-out works.
During construction, we ensured that the project was delivered within budget and to the highest standard.
It was important to incorporate flexible solutions into the building’s design. AFI Europe wanted a design that allows multiple options for re-arranging the office space in the future, to enable the building to meet ever-changing trends.
The materials that were selected demonstrated prolonged durability, even if the initial costs were slightly higher. This enabled the project team to build long-term value and usability of the building.

"One of the most important decisions made was to select a V-shape building design, instead of creating a closed-out shape, with an internal courtyard. This choice allowed the building to receive natural light from every angle, which is important in this part of Europe."
Making the difference
A variety of sustainable and green building solutions were put in place to decrease future operating costs and energy consumption. As a result, the investment has been awarded BREEAM Outstanding for the design stage, achieving a level of 90.57 percent - the highest result in Poland at that time.
Solutions included the collection of rainwater, to water plants within the building, heat recovery solutions and a Building Management System (BMS) to control the light in the facility.
